The Renters Rights Act — what changes for crew landlords

The May 2026 Act reshapes section 21 notices, periodic tenancies and rent reviews. Here's what you need to do.

The Renters Rights Act is now law, and if you let UK property while working at sea, three changes deserve your attention.

  • Section 21 is gone. Possession now needs a ground — sale, moving in, or tenant fault.
  • All tenancies are periodic. Fixed terms have been replaced by rolling tenancies with two months’ tenant notice.
  • Rent reviews are annual. One increase per year, with a tribunal route for challenges.

For managed CrewFO landlords none of this requires action — your agent handles the paperwork — but self-managing crew should review notice templates now.
